I was interested in creating intentional community with land and housing in Felton, California. A former Lutheran Summer Camp was on the market for less than $5,000,000. Had existing structures. Had internal cement paths. Sat on top of the second largest aquifer in Santa Cruz County. I was a loan officer prepared with creative strategy to help close the sale. Very sad it did not work out. The big players could not play ball.
California is crazy, how do people stand it? You can get an acre of land and a 1200 sq foot house a 5 minute drive from lakes and trout streams where I am in northern Michigan for 120K. And that has tripled in the last 5 years, it used to be more like 40K.
I do not know. WW2 probably and the urban growth slope now going down. California is complex. Multiple geographies. Several very large urban complexes. Wealth, work, like a nation state say given it’s population. Especially next to the other Western states save Texas.
Very sound advice. I'm in the group that has all those things but many unprepared folks and the younger, tech dependent crowd would not know what to do with a compass and topo maps etc. I suggest watching some YouTube videos and brushing up on skills like that, bug out bags, fire and shelter building, cache making as well. There are a lot of good teachers on video channels that we can avail ourselves of as well.
I would recommend signing up for a gun broker account, it's free and they have any gun you would ever want. I found a Savage 22 over a 20 gauge for $300. You can order it through a local gun store, I would suggest a small independent one that doesn't have walls full of black rifles. Most will charge 10-20%. Something else to consider is black powder. Not one of the models utilizing a proprietary or breech loading system but a muzzle loader requiring a measured powder charge. They require no paperwork, and you can lay up a substantial amount of ammo cheaply. You can reliably take any game in North America with a BP rifle or defend yourself. If you want to go super primitive you can learn to make black powder and or buy some molds and cast your own bullets from wheel weights or other lead sources. I'd also recommend a crossbow or compound bow setup. You can feed yourself quietly, you never know when an ill timed shot might bring unwanted attention.
The Savage model 24 has different combinations, .223/12 gauge, .22/20 gauge etc. Right now they are going for $300-$550. The H&R Handi-Rifle is a good choice but it's single shot. You can buy different barrels in a variety of calibers and gauges, mount an optic of some kind if you want. Same thing with a Thompson Center Contender, but it's a pistol and there are no shotgun barrels.
